How much does CREAssets cost?
$0 until you collect investor money into a deal, then $299 a month for every module, AI included. Month-to-month, cancel anytime; no per-seat, per-investor, per-entity or AUM fees. Email marketing (from $99 a month) and texting (from $39 a month) are optional capped plans.
Is CREAssets free?
Yes, until you collect investor money into a deal. You can sign up with no credit card, set up your company and build, model and market deals at no cost. AI features, including AI underwriting, start with the Platform plan.
How does CREAssets pricing compare with Juniper Square?
Juniper Square does not publish prices. Third parties (Agora, Capterra, Peony and Homebase) report a historical entry point of about $18,000 a year, which Juniper Square has not confirmed. CREAssets publishes its price: $0 until you collect investor money, then $299 a month ($3,588 a year) for every module. Juniper Square also sells fund administration as a service; CREAssets is software only.
Who is CREAssets for?
Commercial real estate sponsors and GPs who syndicate deals or run funds, their investor-relations and finance teams, and owner-operators who manage the properties they raise for. Investors and residents use the portals their sponsor gives them.
When do I have to pay?
Only when you start collecting investor money into a deal. Until then you can sign up, set up your company, and build, model and market your deals for free. AI features — including AI underwriting — start with the Platform plan. From then on the Platform plan is $299 a month, month-to-month.
Is there an annual contract?
No. The Platform plan is month-to-month and you can cancel anytime. There is no annual commitment and no auto-renewing term.
Is AI included on the free stage?
No. AI features — AI underwriting (parsing an OM, rent roll or T-12 into the workbook), the AI assistant and agents — are part of the Platform plan. On the free stage you can build the underwriting workbook by hand.
What does $299 a month include?
Every module: AI underwriting and the AI assistant, fundraising and CRM, subscriptions and e-signature, accreditation and sanctions screening, the investor portal, waterfalls and distributions, fund admin, accounting, property management and the tenant portal. Email marketing and texting are separate plans with monthly caps.
Are there per-seat, per-investor or AUM fees?
No. The Platform plan is not priced per seat, per investor, per entity or on assets under management.
Do our investors pay CREAssets anything?
No. CREAssets bills the sponsor firm. Investors use the portal you invite them to at no charge from us.
We already run deals on another platform or in spreadsheets. What does switching cost?
Nothing. If you have running deals on another platform or in spreadsheets, we migrate your investors, entities, positions, contributions, distribution history and documents with you at no cost, and your first month on the Platform plan is free. You get a migration plan within 3 business days of sending your exports and your book loaded within 7 business days, and you reconcile every balance before your investors are invited.
How are email marketing plans priced?
By contact count, at half of Cash Flow Portal’s published Marketing Pro price (billed yearly) with the same monthly send caps — from $99 a month for 1,500 contacts and 22,000 sends. Email plans are being enabled.
How does texting billing work?
Choose Starter ($39, 1,000 credits), Growth ($99, 4,000) or Pro ($249, 12,000) per month. One credit is one SMS segment, each plan includes one sending number, and there is no overage billing.
Do payment providers charge fees?
ACH runs through a licensed provider you connect (Dwolla, Stripe Treasury or Unit); its fees, if any, are billed by that provider.
