CREAssets vs SponsorCloud
SponsorCloud, formerly SyndicationPro, was founded by real estate sponsors and pairs its platform with tax, fund administration and cost segregation services. It asks you to request custom pricing. CREAssets is software you run yourself: free until you collect investor money, then $299 a month for every module, and AI underwriting, a deal-level ledger and property management with a tenant portal sit on the same record as your investors.

Which one fits your firm
We would rather you pick the right tool than the wrong one quickly. Here is where each is stronger.
Choose SponsorCloud if…
- Your investors use self-directed IRAs. SponsorCloud lists an Equity Trust SDIRA integration.
- You want tax, K-1, fund administration or cost segregation done for you. It sells all four as services.
- You want a platform built by sponsors who raised capital online themselves.
- You want white-glove onboarding and migration included. SponsorCloud says both are, with no setup costs.
- You need a SOC 2 report. SponsorCloud publishes SOC 2 Type 1; CREAssets holds no certification.
Choose CREAssets if…
- You want a price without a sales call: $0 to start, $299 a month for every module.
- You manage the properties: units, leases, rental applications, maintenance and a tenant portal on the deal record.
- You want to underwrite in the same product: the AI underwriter turns an OM, rent roll and T-12 into the deal.
- You want to run your own books in a double-entry ledger rather than send them to a service.
- You want email campaigns, landing pages, automations and texting in the same product as your cap table.

Frequently asked questions
How much does SponsorCloud cost?
SponsorCloud did not publish prices on 2 October 2026; its pricing page asks you to request custom pricing based on portfolio size. A third party (Homebase) estimates $400–$600 a month. CREAssets is free until you collect investor money, then $299 a month for every module, AI included.
Does CREAssets prepare K-1s or do our taxes?
No. CREAssets generates K-1 drafts from your capital-account ledger for your CPA to review, then lets you upload, match and deliver the final K-1s to investors. If you want tax work done for you, SponsorCloud sells that service.
Is SponsorCloud’s SOC 2 different from what CREAssets offers?
