For syndicators
Syndicate the next deal without rebuilding the stack
CREAssets is software for real estate syndicators. Every syndication repeats the same work — a deal page, a list of investors, subscription documents, a waterfall and a year of updates — and CREAssets keeps it all on the deal, so the next one starts from the last.

With CREAssets
What changes on Monday
A week during a raise
Where the work of a raise lands in CREAssets, day by day. Your order will differ; the record stays the same.
- 01 · Monday
Publish the offering
Set up the offering and its investor classes — minimums, fees and wire, ACH or check instructions per class. Make it public for a 506(c) raise, or private or invite-only for 506(b), and open the deal room behind an NDA gate.
- 02 · Tuesday
Work the pipeline
Soft commits move investors through your pipeline stages on their own. Filter for everyone who committed but has not signed, and follow up from each contact record with a task or a note.
- 03 · Wednesday
Close online
Investors complete the subscription questionnaire and sign; you countersign. Sanctions screening runs at subscription, and anything that needs a person lands in the compliance review queue.
- 04 · Thursday
Collect the money
Each class carries its funding instructions. ACH runs through the provider you connect, and the over-collection guard stops an investor being asked for more than they committed.
- 05 · Friday
Set up the first distribution
Start from one of 23 waterfall templates, enter the terms of your operating agreement and preview a distribution by class. When you pay, notices go out from your templates and every payment posts to the ledger.
What it costs, and how to switch
The same price and the same switching offer for every role on the sponsor side.
One price for every module
$0 until you collect investor money, then $299/month for every module, AI included. Month-to-month, cancel anytime. No per-seat, per-investor, per-entity or AUM fees.
Build the deal room, the pipeline and the waterfall before you raise at no cost. The plan starts when the first investor dollar comes into a deal, and one price covers the raise, the closing, the distributions and the portal.

We do one or two deals a year. Is this overkill?
You pay nothing until you collect investor money into a deal, and then one price covers every module. Use the parts you need — a deal room and the investor portal are a good start.
How do co-GPs fit in?
Invite a co-GP or co-sponsor to the deal by email. Their role, permissions and carry or fee shares are recorded on the deal, and the GP split is recorded on each distribution. Co-GPs accept with their own CREAssets firm account.
Can I market a 506(c) offering publicly?
Yes — each deal can have a public brochure page with a lead form. Keep 506(b) offerings private or invite-only; the platform enforces that visibility.
