CREAssets

Digital closing

From soft commit to funded, without the PDF chase

CREAssets is the platform that runs digital closing for real estate offerings: investors complete a subscription questionnaire, sign, verify and fund online. You countersign, review exceptions in one queue and keep the executed evidence yourself.

Illustrative sample data

Capabilities

01

Subscription questionnaires

Smart questionnaires that branch on investor type and entity, prefilled from the investor’s profile.

02

E-signature in order

The investor signs first, then the GP countersigns. The executed PDF and the signing certificate are stored in CREAssets.

03

Regulation-aware rules

Rules for Rule 506(b), 506(c) — including the high-minimum-investment path — and Regulation A, applied at subscription.

04

Sanctions screening built in

By default, subscribers are screened at subscription against seven official sanctions lists and re-screened as the lists update. PEP and adverse-media checks are optional.

05

Identity checks in-house

Document and liveness checks with a review queue for exceptions — clearly labelled as in-house checks, not a certified IDV vendor.

06

Funding instructions and ACH

Wire, check and ACH instructions per class. ACH runs through a licensed provider you connect (Dwolla, Stripe Treasury or Unit), with bank verification handled by the rail.

One compliance desk for the whole firm

Review queue, watchlists, SEC regulation settings, custom rules, checks and verification providers sit in one place, so your team sees every exception before money moves.

CREAssets provides tools that help sponsors apply their own compliance decisions. It does not determine whether an offering complies with securities laws. ACH is available for US bank accounts only.

  • Accreditation evidence attached to the investor and entity
  • Over-collection guard and idempotent payment requests
  • A complete audit log of signature and verification events

Digital closing: common questions

Which e-signature provider do you use?

Signing runs on Documenso. CREAssets sends signer invitations itself and stores the executed PDF and audit certificate on the deal.

Do you verify accreditation?

The platform applies your offering’s rules and collects evidence and representations, and supports third-party verification providers. Your counsel decides what “reasonable steps” means for your offering.

Is there a per-check KYC fee?

No. Sanctions screening and in-house identity checks are included in the Platform plan, with no per-check fee. Third-party providers, if you connect one, bill their own fees.
