Real estate syndication software, compared

Nine platforms sponsors evaluate to raise capital and manage investors, read from each vendor’s public pages on 2 October 2026. CREAssets is our product — sponsor software that is free until you collect investor money, then $299 a month — and is labelled as such. The order is not a ranking, and every entry says where that product is strong.

“Not listed” means we did not find it on the vendor’s public site, not that the vendor cannot do it. Competitor information comes from public pages read on 2 October 2026 and may have changed; third-party figures are marked. CREAssets AI output is a draft for human review, not investment, legal or tax advice. Payments run through licensed third-party providers, US bank accounts only. The pricing columns are also an open dataset you can download as CSV.

How to choose

Six questions that narrow the list

Most of the difference between these products is in the contract and the pricing basis, not the feature list.

  1. 01

    Software, or a service?

Juniper Square, Agora, SponsorCloud and Covercy sell fund administration, accounting or tax work done by their people. If you want that, price the service, not just the software. If your team keeps its own books, look for a ledger you run.

  2. 02

Read the contract, not just the price

Annual agreements, auto-renewal windows and onboarding fees change the real cost. Several vendors here publish yearly billing or a 12-month initial term; Homebase, Covercy and CREAssets publish monthly terms.

  3. 03

Know what the price is based on

Equity under management (Agora, reported for Juniper Square), legal entities (Covercy), active deals (Homebase), per unit for property management (AppFolio), or one flat price (CREAssets). Model it on your next three years, not this one.

  4. 04

    Do you run the buildings?

If you operate the properties, check where leases, rent and maintenance live. Most platforms here do not list property management; AppFolio sells it as a separate product; Cash Flow Portal lists it, with its Suite marked "coming soon".

  5. 05

Which certifications do your LPs ask for?

Juniper Square, InvestNext and AppFolio list SOC 2 Type 2 reports. If an institutional LP or lender requires one, that settles it. CREAssets holds no certification.

  6. 06

    Ask how migration actually works

Who maps your investors, entities, positions and distribution history? Who reconciles? What does it cost and how long does it take? Get it in writing before you sign.

Frequently asked questions

What is real estate syndication software?

Software a sponsor uses to raise capital for a deal and manage the investors afterwards: deal rooms, subscriptions and e-signature, accreditation, an investor portal, capital accounts, waterfalls and distributions, documents and K-1 delivery. Some products add accounting, underwriting or property management.

Which syndication platforms publish their prices?

As checked on 2 October 2026: CREAssets, Cash Flow Portal, Covercy and Homebase publish amounts; AppFolio publishes its Investment Manager Core price; Agora publishes a starting price for one tier; InvestNext names tiers without amounts; Juniper Square and SponsorCloud do not publish prices.

Why is CREAssets listed first?

Because it is our product, and we label it that way. The order is not a ranking. Every other entry says where that product is strong, using its own public pages.

Which one is cheapest?

It depends on your structure. CREAssets costs nothing until you collect investor money, then $299 a month. Homebase starts at $100 a month before you have an active deal. Covercy charges per legal entity, Agora on equity under management, and AppFolio per unit for property management. Price your own portfolio against each published basis.

How often is this page checked?

Every quarter, and whenever a vendor tells us something is out of date. Each card shows the date we read the vendor’s pages. Email support@creassets.com with corrections.
