CRE Assets is free to sign up for: it costs $0 with every module until your first investor wire and needs no credit card. This is the order we suggest for your first hour. Create your firm, brand your portal, invite your team, build a deal, model it by hand and set up its waterfall.

Seven steps, in order

Create your firm and turn on two-factor
Sign up at app.creassets.com, name your firm, and turn on two-factor authentication.

Add your logo and colours to the investor portal
Your investors see your brand, not ours: your logo, your colours and your own terminology for portal labels.
- 03
Invite your team with a role
Give each person a role (Admin, Manager, Finance, IR or Viewer) and limit them to the deals they work on.

Create a deal, its offering, classes and deal room
Set the offering’s visibility to public, private or invite-only, define the investor classes, and open the deal room.

Model the deal in the underwriting workbook
Fill the workbook by hand: rent roll, T-12, income, expenses, financing and a cash-flow model. AI parsing of an OM, rent roll or T-12 starts on the Platform plan.

Set up the waterfall and preview a distribution
Start from one of 23 waterfall templates, enter the terms of your operating agreement, and preview a distribution by class before you pay anyone.

Add investors and soft commits to the CRM pipeline(optional)
Optional, and a good use of the free stage: add the investors you are talking to and track their soft commits through your pipeline stages.
What the Platform plan adds
Every module is on Start. At your first investor wire you upgrade to the Platform plan, and the AI chat in underwriting needs a paid plan: $49.99/month for AI underwriting only (being enabled — ask us) or $299/month for every module. Month-to-month, cancel anytime.
